An exposé is all it takes: diskret.immo reads the property type, location, price, floor areas and units and matches them against 106 active search profiles. You see straight away how many purchase requests match and how many of them match very closely. Free of charge, no account, the file is deleted after the evaluation.
What does the exposé check show?
The result is a number, not a list of names: how many active purchase requests match your property, how many of them very closely (from 90% agreement) and where they come from – purchase requests from the portfolio of IMMOBRA GmbH, buyer profiles on diskret.immo or acquisition profiles from investors. Below three matches we do not state an exact number, so that nobody can infer an individual buyer.
Recognised key data can be corrected. If something is missing or the exposé has an unusual format, enter the property type, location and price by hand and recalculate.
Who is the check for?
- Owners: you find out whether there is demand for your house, apartment or apartment building before deciding between a public and a discreet sale.
- Estate agents: before a pitch or for a property that is hard to place, you see whether suitable buyers are searching in the network – and can submit the property as a partner agent. Your client remains your client.
- Heirs and administrators: you get a first impression without the property appearing anywhere.
What happens to my exposé?
We read the text and only take key data such as property type, location, price, floor areas and units. The file is deleted immediately after the evaluation; we do not evaluate names, street or contact details. Please black out any information about tenants beforehand. No anonymous profile is created and nobody is notified – only if you then choose „Offer confidentially“ do we get in touch. Details in the privacy policy.
What happens after the check?
- See the number: matching purchase requests, those that match very closely, by source.
- Offer confidentially: send the key data without the address – we get in touch personally and describe the demand in more detail.
- Anonymous profile after release: your property is only shown to suitable, verified buyers, details in stages.
Does the exposé check cost anything?
No. The check is free of charge, non-binding and needs no account. A commission is only payable on a successful sale and is agreed in advance in the brokerage agreement.
Which files can I upload?
PDF, Word (DOCX) or a text file up to 10 MB. Exposés from estate agency software almost always contain readable text. Scanned images without text cannot be read – in that case enter the key data by hand.
Where do the purchase requests come from?
From three sources: purchase requests from the portfolio of IMMOBRA GmbH, buyer profiles that buyers have created on diskret.immo, and acquisition profiles from investors. Only active requests are counted; the date is shown below the result.
Will a buyer learn about my property?
No. The check only counts. Buyers only see a property once you offer it confidentially and release an anonymous profile – and even then without the address.
Is this a valuation of my property?
No. The check tells you how many searchers match the property type, location, price and size, not what the property is worth. If the price is above the searchers‘ budgets, the number falls – that is an indication, not an expert valuation.
