Quiet market test
Your anonymous profile is matched only against the search profiles of registered buyers and the purchase requests held by IMMOBRA GmbH. Nothing is public. You learn how many profiles match – and then decide.
You sell without neighbours, tenants or competitors finding out. Buyers first see an anonymous profile – details are only shared with your consent.
– prospective buyers
match your filters. Select a region on the map.
Basis: active search profiles of registered buyers and purchase requests held by IMMOBRA GmbH with a budget from €500,000 or without a price limit, as of 31 October 2026. No names; we do not show figures below three.
Describe your property – the assistant immediately shows how buyers would see it and what we deliberately leave out. Nothing is saved until you submit the form.
How would your property look to the circle of buyers?
A public listing cannot be taken back. That is why a sale with us starts quietly – and becomes only as public as you want.
Your anonymous profile is matched only against the search profiles of registered buyers and the purchase requests held by IMMOBRA GmbH. Nothing is public. You learn how many profiles match – and then decide.
The anonymous profile goes to suitable buyers – without address, without a façade photo, not in search engines. Only verified buyers receive the exposé and address, after your release.
Only if you wish does the quiet sale become a conventional listing. The route to going public remains open – the reverse route does not.
Every piece of information has a stage, every stage a precondition. Every access is logged under a pseudonym – you can see how many people have reached each stage.
Approximate region, property type, price and size range, neutral text.
Precondition: public or for registered buyers onlyDetails and more precise location.
Precondition: verified account, confidentiality undertaking, your releaseAddress and viewing; we hand over documents in person.
Precondition: further release by youA listing does not just inform buyers. It informs everyone. An anonymous profile on diskret.immo shows only what a serious buyer needs for the first decision.
Selling a property discreetly means it is not listed on public portals but offered to a selected group of buyers. At diskret.immo, buyers first see an anonymous profile with no address and no photo of the façade. Only vetted buyers receive the exposé – at most five per round; the exposé and the address are released in stages and only with your consent. diskret.immo handles sales from €500,000; the match check shows in five questions whether there are matching buyers.
Owners choose a discreet sale when a public listing would do more harm than good. The most common reasons:
If several of these points apply to you, it is worth talking about the discreet route. A detailed comparison of both routes is in the guide Off-market or public listing?.
The process has six steps. At every step, you decide how to proceed.
How long this takes depends on the property, the price and the documents. All steps are described in detail in the guide The discreet property sale process.
At diskret.immo, discretion is not a promise but a procedure. Every piece of information has a stage, and every stage has a precondition.
| Stage | What buyers see | Precondition |
|---|---|---|
| A – Anonymous profile | Approximate region, property type, price and floor area range, neutral text | public or for registered buyers only – you choose |
| B – Exposé | Details, more precise location | vetted account, confidentiality undertaking and your release |
| C – Address | Address, viewing; our team hands over documents in person | further release with your consent |
„Vetted“ means: our team has confirmed the buyer’s identity and contact details, and a search profile is on file. We ask about financing in conversation. Every access to the anonymous profile, exposé and address by logged-in users is logged under a pseudonym. You see how many people have reached each stage – not who they are. Anonymous profiles do not appear in search engines or in the sitemap. The technical background is explained on the page Security and discretion.
Then upload it here. We read only the key data and show you straight away how many active purchase requests match your property – without storing the file.
With the quiet market test, you check demand before you decide to sell. Your anonymous profile is matched against the search profiles of registered buyers and the purchase requests held by IMMOBRA GmbH. You learn how many profiles match your property – as a number once there are at least three, so that no conclusions can be drawn about individual buyers.
The quiet market test answers three questions that otherwise only become clear after weeks of public listing:
If the result is weak, you withdraw the profile. Nothing remains in public. If it is good, the process continues with stage B. We also call this form a pre-sale: the property is offered before it appears anywhere in public.
No. A public listing reaches more people. Anyone who needs as many interested parties as possible in a short time, for instance with a standard apartment in a sought-after city, often does well with a listing. The discreet route trades reach for confidentiality and buyer quality.
| Discreet sale | Public listing | |
|---|---|---|
| Visibility | anonymous profile, exposé only for vetted buyers, address only at stage C | everyone, address often recognisable at once |
| Reach | smaller, but targeted | large |
| Viewings | few, with vetted buyers | often many, including non-committal ones |
| Price trail online | none | price changes and time on market visible |
| Testing demand | yes, without commitment | only by publishing |
| Suitable for | apartment building, commercial, villa, land, inheritance, separation | standard properties with broad demand |
An honest note: if demand in the quiet market test is not sufficient, we will also recommend the public route. Both can be combined one after the other – first discreetly, then openly if needed.
A discreet sale is particularly suited to properties where publicity affects tenants, operations or privacy – and to properties with a clearly defined group of buyers.
| Property or occasion | Why discreetly | |
|---|---|---|
| Apartment building, investment apartment building (Zinshaus) | Do not unsettle tenants, approach investors in a targeted way | Sell an apartment building discreetly, in Berlin: Sell an apartment building in Berlin |
| Commercial property | Protect tenants, employees and business partners | Sell a commercial property |
| Villa, estate | Privacy and security | Sell a villa discreetly |
| Plot, building land | Do not make plans known prematurely | Sell land |
| Inheritance | Peace for the community of heirs | Sell an inherited property |
| Divorce, separation | No publicity in a difficult time | Sell a house in a divorce |
There is no minimum property value. IMMOBRA GmbH handles properties throughout Germany itself; partner agents additionally bring in properties and buyers.
The initial consultation, valuation and quiet market test are free of charge and non-binding. A commission is only payable on a successful sale and is agreed in advance in the brokerage agreement (Maklerauftrag).
For apartments and single-family houses in Germany, special rules on estate agent commission have applied since 23.12.2020 if the buyer is a consumer: the brokerage contract must be in text form (§ 656a German Civil Code, BGB). If the agent works for both sides, both pay the same amount (§ 656c BGB). If the agent works only for the seller, the buyer may take on at most half, and only after the seller has paid (§ 656d BGB). Whether a buyer’s commission is payable, and how much, is stated in the anonymous profile at diskret.immo. These provisions do not apply to apartment buildings, commercial properties and plots.
No legal or tax advice. The notes on §§ 656a–656d BGB reflect the general legal position in Germany as of 26.10.2026. For your individual case, please consult a lawyer or a tax adviser.
diskret.immo is a service of IMMOBRA GmbH from Brandenburg an der Havel. IMMOBRA has worked as an estate agent since March 2008. The managing director is René Lindelaub. Your contact is a person, not a form: you send us the key details, we create the anonymous profile with you, and you make every decision about your property together with us. More on the page About us.
Besides owners, partner agents also bring in properties. If you have already instructed an estate agent, they can offer your property discreetly via diskret.immo.
Yes. A sale does not require any publication. At diskret.immo, your property only appears as an anonymous profile without an address. Only vetted buyers receive the exposé, and the exposé and the address are each released only after your approval.
Not through us. Anonymous profiles contain no address and no photo of the façade and do not appear in search engines. When tenants are informed is something we discuss with you – usually only when a viewing is due.
No. The quiet market test shows you the demand. You can withdraw the profile at any time, without anything remaining in public.
Buyers register free of charge and confirm their email address. Our team then activates the account as „vetted“: identity and contact details are confirmed, and a search profile is on file. Only vetted buyers can request an exposé; in doing so, they give a confidentiality undertaking. We ask about financing in conversation. Releases are only made with your consent or on your estate agent’s instructions.
There is no general answer. Fewer interested parties can reduce competition. On the other hand, there is no visible time on market and no public price reduction. The quiet market test shows whether your price range holds.
Yes. If demand is not sufficient, you can market the property publicly in a second step. The reverse is not possible: once a property has been online, it can no longer be offered discreetly.
Send us the key facts – without the address. We will get in touch personally, tell you about matching demand and discuss the next steps. Nobody sees your details without your consent.
