By René Lindelaub, IMMOBRA GmbH Updated 28 October 2026 7 min read

diskret.immo is a platform for properties that are not publicly listed. Owners sell via anonymous profiles, buyers search in their own words, estate agents bring in properties and buyers. The address and documents are only available in three release stages. Here you will find the most frequent questions, arranged by topic.

General

What is off-market property?

Off-market properties are properties that are sold without being listed on public portals. They are only offered to a selected circle of buyers. More in the guide What is off-market property?.

What is diskret.immo?

diskret.immo is an off-market platform operated by IMMOBRA GmbH of Brandenburg an der Havel. Owners offer properties through us, partner agents bring in properties, buyers create search profiles – and the platform matches the two. Our team prepares the anonymous profiles; nothing is released without the owner’s consent.

Who operates diskret.immo?

IMMOBRA GmbH, based in Brandenburg an der Havel, active as an estate agent since March 2008. The managing director is René Lindelaub. Details in the legal notice.

What do stages A, B and C mean?

Stage A is the anonymous profile without an address, stage B the exposé for vetted buyers after a confidentiality undertaking and release, stage C the address after a further release. Releases are only granted with the owner’s consent or on the instructions of the agent handling the property.

In which regions are properties offered?

diskret.immo covers the whole of Germany. There are regional pages for Berlin, Hamburg, Munich, Frankfurt, Leipzig and Potsdam. How many properties there are per region depends on the current portfolio.

For owners

How do I sell my property discreetly?

It starts with the match check: five questions, and you see how many matching and verified buyers there are. You then send us the key data via the form or describe the property and your goal in an initial consultation. We prepare the anonymous profile with you, release it only with your consent, test demand quietly and release the exposé and address only to buyers you approve. In detail on the page sell property discreetly.

What is the quiet market test?

Your anonymous profile is matched against the search profiles of registered buyers and the purchase requests held by IMMOBRA GmbH before you decide to sell. You find out how many profiles match – as a number from three profiles upwards. If demand is low, you withdraw the anonymous profile without leaving a public trace. The quiet market test is free of charge and does not require an agency agreement. You only sign the agency agreement once you want to sell.

What does a discreet sale cost?

The initial consultation, initial valuation and quiet market test are free of charge and non-binding. A commission is only payable on a successful sale and is agreed in advance in the agency agreement; its amount depends on the property. For apartments and single-family houses with a consumer as buyer, the rules of §§ 656a–656d of the German Civil Code (BGB) apply in Germany (as of 26.10.2026).

Which properties are suitable for a discreet sale?

Especially apartment buildings, commercial properties, villas and plots, as well as in the case of inheritance or separation. More on this: sell an apartment building discreetly, sell commercial property, sell a villa discreetly, sell land, sell an inherited property and sell a house in a divorce. For standard properties with broad demand, a public listing can be faster.

From what price is diskret.immo intended?

From €500,000. diskret.immo handles off-market sales where discretion matters most and buyers are approached individually. For properties below that, IMMOBRA GmbH advises you personally.

Can I also sell my property discreetly without an estate agent?

Yes. Nobody is obliged to engage an estate agent; in Germany, the purchase agreement is notarised by a notary (Notar) in every case (§ 311b BGB). Even without an agent, you must present an energy performance certificate to prospective buyers at the latest at the viewing (§ 80(4) GModG, formerly GEG), and you are responsible yourself for the prospects‘ data. What makes a discreet sale – finding and vetting buyers, agreeing confidentiality, releasing documents in stages and recording who has seen what – you then take on yourself. Via diskret.immo, IMMOBRA GmbH does this for you as the estate agent. You can carry out the quiet market test without an agency agreement. For a sale via diskret.immo, you sign an agency agreement with IMMOBRA GmbH or bring in the property through your own estate agent.

I already have an estate agent. Can I still use diskret.immo?

Yes, through your agent. They can bring in your property as a partner agent and keep their mandate.

For buyers

How do I find off-market property?

Describe what you are looking for in the search on off-market property, for example „apartment building in Leipzig up to €2 million“. Matching anonymous profiles appear straight away. With a free account, you save the search as a search profile and can pause it at any time. If a new matching anonymous profile is added, you receive an e-mail – without the address.

Why can’t I see addresses and photos?

Because the owners are selling confidentially. The anonymous profile contains what is needed for an initial assessment, including the energy performance certificate details and the buyer’s commission. The address follows at stage C; our team hands over documents in person after release.

What do I need to do to receive an exposé?

You register for a free account and confirm your e-mail address. Our team then marks your account as „verified“: your identity and contact details are confirmed, and a search profile is in place. As a verified buyer, you request the exposé and give a confidentiality undertaking. In each round, at most five verified buyers receive the exposé of a property. Nothing is released without the owner’s consent or the instructions of their estate agent.

How do I prove my financing?

We ask for proof of capital or financing in a personal conversation, for example a financing confirmation from your bank or proof of own funds. You receive the exposé (stage B) after telephone confirmation of your identity and your confidentiality undertaking, and the address (stage C) only after proof of financing or equity. These documents are never passed to an AI.

Is a buyer’s commission payable?

That depends on the property. Whether a buyer’s commission is payable, and how much, is already stated in the anonymous profile. Using diskret.immo itself is free of charge for buyers. In Germany, for apartments and single-family houses, seller and buyer bear the commission in equal shares (§ 656c BGB). For apartment buildings, commercial property and plots, it is agreed per property.

For estate agents

How do I become a partner agent?

You submit a partner request on the page for agents, provide evidence of your licence under § 34c of the German Trade Regulation Act (GewO), of continuing professional development under § 34c(2a) GewO and of professional indemnity insurance, and sign the partner agreement.

How is my client protection arranged?

Every search profile and every anonymous profile is assigned to your account with a timestamp; every release is logged. In the event of a dispute, the log shows who introduced first. The details are set out in the partner agreement.

How is the commission shared in a joint deal?

According to the partner agreement: the buyer’s commission is split equally between the agent handling the property and the buyer’s agent. There is no participation fee for diskret.immo.

Can other agents see my clients?

No. Other agents cannot see your buyer clients. We only pass on buyers‘ contact details to a partner agent if the buyer has given separate and voluntary consent to this.

Data protection and AI

Does the search use AI?

Not at present. The search in your own words translates your input according to fixed rules on our server into search criteria that you can check and change, and suggests matching anonymous profiles with reasons. In future it will be supported by an AI language model; AI results are always labelled and are only suggestions. A person always reviews anonymous profile texts before release.

Does the AI decide who receives my address?

No. Releases of the exposé and address are granted by our team – only with the owner’s consent or on the instructions of their estate agent. Neither software nor an AI releases anything.

Where is my data stored?

The website and database are hosted in a data centre in Germany. If we use an external AI service for the search in future, only the search text is sent to it; the provider and location are named in the privacy policy.

Are anonymous profiles found on Google?

No. Anonymous profiles are blocked for search engines and are not included in the sitemap. More on the page security and discretion.
