The match check. Are there buyers for your property?

Five questions, about a minute: see how many active search profiles match your property and how many of them belong to buyers with a verified account – no name, no address, no account.

Key points

The match check asks for the property type, location (a postcode is enough), size, asking price and timeframe and compares property type, location, size and price with the active search profiles on diskret.immo. You receive a range of matching buyers and how many of them have a verified account. We do not store your answers.

What would you like to sell?
No name. No address. Your answers are not stored.

What does the match check show?

A range, not a list: how many active search profiles match property type, location, size and price – for example “10–24 matching buyers” – and how many of them are verified. Verified means: our team has confirmed the buyer’s identity and contact details, and the buyer has an account on diskret.immo. Purchase requests from the client base of IMMOBRA GmbH and acquisition profiles of investors who wrote to us directly are also counted – these count as matching, not as verified. One buyer can have several search profiles. Below three profiles we do not state a number, so that nobody can infer an individual buyer.

Which properties is diskret.immo for?

diskret.immo handles off-market sales from €500,000: apartment buildings and mixed-use buildings, houses and villas, apartments, commercial properties and plots. That is why only search profiles with a budget from €500,000 or without a price limit are counted. For sales below that, IMMOBRA GmbH advises you directly.

What happens after the match check?

  1. Short profile, anonymous: You offer your property confidentially. It becomes a short profile without address and without photos of the façade.
  2. Confidentiality: Verified buyers give a confidentiality undertaking before the exposé. In each round, at most five of them receive the exposé – only buyers you have approved.
  3. Exposé and data room: Address and documents are released only after your approval. In the discretion log you can see at any time how many buyers have reached the profile, the exposé and the address.
Does the match check cost anything?

No. The match check is free of charge, non-binding and needs no account. A commission is only payable on a successful sale and is agreed in advance in the brokerage agreement.

Are my answers stored?

No. We only use your answers for the count and discard them afterwards. To prevent misuse, we store a check value of your IP address for at most one hour (privacy policy, section 5). Only when you offer your property confidentially do we talk to each other.

Why only from €500,000?

diskret.immo is designed for sales where discretion matters most and buyers are approached individually. For properties under €500,000, a personally guided sale through IMMOBRA GmbH is usually the better route.

What does “at most five buyers per round” mean?

We do not send the exposé to all matching buyers at once, but to at most five verified buyers you have approved. A withdrawn release still counts in the current round. If no sale results, a new round only starts with your consent. This keeps the circle of people in the know small.

I already have an exposé. Can it be more precise?

Yes. In the exposé check you upload an exposé and we read price, floor areas and units precisely. The file is not stored.
